Plasterer in Otley

Otley is an old Wharfedale market town, and a lot of its housing is gritstone terraces and cottages from its mill and market days, with newer homes built around the edges. Darren covers Otley and is used to the quirks of old stone buildings.

Plastering in Otley's stone terraces and cottages

In the older stone houses, you rarely find a straight wall. The original plaster was often applied thick to even out the stone, and over time it has been patched, filled and painted many times. Where it has blown or cracked, Darren will look at the existing plaster and explain whether it can be patched and skimmed or needs taking back to the stone and re-plastering. If a wall needs a breathable, lime-based approach, he will say so.

Stone terraces with a usable attic often get turned into loft rooms, and these bring low ceilings, dormers and lots of angles. Darren boards and skims the whole space, taking care with the lines where slopes meet walls, which is what makes a loft room look finished. The landing and stairwell leading up to it usually need making good as well, once the new staircase has been put in.

Ceilings in the older houses are often lath and plaster, and after a century or more they can crack, sag or come away from the laths, especially after a leak. Darren will check whether a ceiling can be overboarded or should be taken down and replaced with new plasterboard. Either way, it gets a fresh skim so it is ready to paint.

Plastering questions from Otley

Can you get the walls in my cottage perfectly flat?
It can be done, but it is not always what people want. Dot and dab plasterboard or thicker backing coats can straighten a wall, but you lose some of the character and some room space. Darren will talk through the options so you can decide.
Should old plaster on stone walls be replaced with gypsum?
Not always. Older stone houses often have lime plaster, which works differently to modern gypsum. Darren will look at what is on your walls and explain whether a repair and skim is fine, or whether the wall needs specialist lime work, which he does not do.
Can you render a stone gable end?
Yes, if it suits the wall. An exposed gable taking the brunt of the weather can benefit from render, though many owners prefer to keep the stone on show. Darren offers sand and cement, monocouche and silicone render and will explain the pros and cons before you decide.
